The Real Property Tax Credit is available to New York State residents who have household gross income of $18,000 or less and pay real property taxes or rent for their residence, or both.
- If all household members are under age 65, the credit can be up to $75.
- If at least one household member is age 65 or older, the credit can be up to $375.
- If the credit exceeds your NY tax liability, you can claim a refund.
Do I Qualify?
You must meet all of the following conditions for tax year 2025:
🏠 General Requirements
- Household gross income $18,000 or less
- Occupied the same NY residence for at least six months
- NY resident for the entire year
- Cannot be claimed as a dependent on another return
- Residence not completely exempt from property taxes
- Market value of all real property you own is $85,000 or less
🏡 Homeowners
- You or your spouse paid real property taxes
- Any rental income from nonresidential use was 20% or less of total rent received
🏢 Renters
- You or a household member paid rent for your residence
- Average monthly rent was $450 or less (excluding heat, gas, electricity, furnishings, or board)

What If I’m Not Required to File a NY Return?
If you don’t have to file a New York return but qualify for this credit:
- Complete Form IT-214 and file it by itself to claim a refund.
- Mail to: NYS Tax Processing, PO Box 15192, Albany NY 12212-5192
- Deadline for 2025 claim: April 16, 2029
